My client is a small church in South Los Angeles. The church real estate is still in the name of one of the founder, who died in 1975 intestate. I'm told client needs to open a probate and file an Affidavit of Small Estate to transfer the real estate to founder's son. I'm working partially pro bono, and hope there is a good hearted Provisors attorney who may do the same.
