A client I work closely with has two investment opportunities that may be of interest; The first is investment in a 1 year private construction loan, at 10.5% the first and only mortgage secured by an apartment building with broker opinion of value in excess of the loan amount. Min investment $100k. Second opportunity is preferred equity position, subordinate only to 1st mortgage, in Oakland CA office building occupied by sponsor and arms length tenants that is cash flowing after debt service. Min investment $80k. Returns 15%-20% depending on investment amount.
